Closed sales fell 11.3% from July and 7.3% from August 2025, while the median price was nearly unchanged year over year. For Jacksonville buyers, that combination points to a market where preparation and negotiation matter more than trying to perfectly time the market. For sellers, pricing against current competition remains critical.

What Changed After August Closed?
The earlier version of this article was published while August was still underway, so the most complete local figures available at the time were July City of Jacksonville statistics. Now that August is complete, the official realMLS release gives us a better end-of-month benchmark. The clearest signal is that transaction volume softened while pricing remained comparatively stable. Fewer closings and fewer new listings do not automatically mean falling home values; they show a market moving at a slower pace with less inventory entering the market than a year ago.
What This Means for Jacksonville Buyers
Buyers should not read slower sales activity as a reason to wait automatically. A median of 34 days on market across the realMLS reporting area can create time for due diligence and negotiation, while lower active inventory than a year ago means desirable homes can still attract attention. The strongest strategy is to understand the complete monthly cost, preserve cash where practical and compare concessions, financing options and property condition—not just the asking price.

What This Means for Jacksonville Sellers
The August numbers reinforce the importance of pricing discipline. Closed sales were lower than both July and the prior year, while buyers had nearly 10,000 active listings to consider across the realMLS reporting area. A seller who prices from an older market can lose valuable early attention. The better approach is to compare the home with current competing listings, recent comparable sales, condition and the concessions buyers are seeing elsewhere in the market.
